How do you Invest in Real Estate with NO Money, or very little Cash Down? With Creative Financing! Even if you do have Significant cash to invest, you should still be aware of your options outside of traditional mortgage financing, because not every stage of the Market Cycle is going to be
friendly to you.
We’re about to review THREE creative ways to Finance your Investments whether you have the cash to invest, or not. These are not the ONLY ways to Creatively Finance your deals, but these are the First THREE we are going to cover. So, Why Should You Care about Creative Financing Methods outside of the Traditional Mortgage? If you don’t have money to invest, then you won’t really have access to traditional mortgage financing, so creative financing is a requirement. Maybe you have Bad Credit, a previous bankruptcy, or a high debt-to-income ratio; all of which are Huge turnoffs for most lenders.
As any Real Estate Investor will tell you, the BEST deals can be found when the market you invest in is in the Decline Phase of the Market Cycle, but that means that even if you have cash to put down, it can be harder to get the financing you need from traditional lenders.
If you work for yourself as an entrepreneur, or you make a significant portion of your income from commissions, traditional lenders will limit how much they are willing to lend you, especially in a Declining Market, when the best deals are available.
